SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on June 16, 2006, Donald McCann and Barbara B. McCann, as joint tenants with full rights of survivorship and not as tenants in common executed a certain deed of trust to Millard S. Rubenstein, Trustee for the benefit of Financial Freedom Senior Funding Corporation, a Subsidiary of Indy Mac Bank, F.S.B. which deed of trust is of record in the office of the Chancery Clerk of Hancock County, State of Mississippi in Book 2006 at Page 28913; and WHEREAS, Reverse Mortgage Funding LLC has heretofore substituted LOGS Legal Group, LLP as Trustee by instrument dated June 24, 2021 and recorded in the aforesaid Chancery Clerk's Office in Book 2021 Page 21479; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Reverse Mortgage Funding LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, LOGS Legal Group, LLP, Substituted Trustee in said deed of trust, will on August 11, 2021 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the front door of the County Courthouse at 152 Main St., Bay St. Louis, MS, to the highest and best bidder for cash or certified funds the following described property situated in Hancock County, State of Mississippi, to-wit: THE FOLLOWING DESCRIBED LAND AND PROPERTY SITUATED IN HANCOCK COUNTY, MISSISSIPPI, TO WIT: LOT 6, BLOCK 8, FIRST ADDITION TO UNIT 7, DIAMONDHEAD, PHASE 1, ACCORDING TO THE MAP OR PLAT THEREOF RECORDED IN PLAT BOOK 4, PAGES 15-15, IN THE OFFICE OF THE CHANCERY CLERK OF HANCOCK COUNTY, MISSISSIPPI. THE IMPROVEMENTS THEREON BEING COMMONLY KNOWN AS 8854 MOANALUA WAY, DIAMONDHEAD, MISSISSIPPI 39525. BEING THE SAME LOT OR PARCEL OF GROUND WHICH BY DEED DATED AUGUST 12, 1998 AND RECORDED AMONG THE LAND RECORDS OF HANCOCK COUNTY IN BOOK 175 PAGE 356, WAS GRANTED AND CONVEYED BY INGE S. CROCKET, UNTO DON MCCANN AND BARBARA MCCANN, AS JOINT TENANTS WITH FULL RIGHTS OF SURVIVORSHIP AND NOT AS TENANTS IN COMMON. I WILL CONVEY only such title as vested in me as Substituted Trustee.
