NOTICE OF SALE

WHEREAS, on, February 10, 1992, Benjamin B. Robertson and Tanya M. Robertson, executed a deed of trust to Frank W. Neimeyer, Jr., Trustee for the United States of America, acting through the Farmers Home Administration, United States Department of Agriculture, recorded in Deed of Trust Book 363 at page 176 of the records of the Chancery Clerk of Hancock County, Mississippi; and

WHEREAS, the United States of America, acting through the Farmers Home Administration, United States Department of Agriculture, the holder of said Deed of Trust and Note secured thereby, substituted Carol M. Cowart as Trustee therein as authorized by the terms thereof by instrument dated July 11, 1996, and recorded in Deed of Trust Book 459, Page 331, in the office of the Hancock County Chancery Clerk; and

WHEREAS, the United States of America, acting through the Farmers Home Administration, United States Department of Agriculture, the holder of said Deed of Trust and Note secured thereby, substituted J. Tyler McCaughn as Trustee therein as authorized by the terms thereof by instrument dated July 3, 2019, and recorded in Book 2019, Page 15683, in the office of the Hancock County Chancery Clerk; and

WHEREAS, default having been made in the terms and conditions of said Deeds of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms in said Deeds of Trust and the legal holder of said indebtedness, the United States of America, acting through the Farmers Home Administration, United States Department of Agriculture, having requested the undersigned, as Substituted Trustee, to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substituted Trustee's fees and expenses of sale.

NOW, THEREFORE, I, J. TYLER MCCAUGHN, Substituted Trustee in said Deeds of Trust, will, on the 21st day of November, 2019, offer for sale and will sell at public outcry to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the main front door of the Hancock County Courthouse in Bay St. Louis, Mississippi, the following described property lying and being situated in the County of Hancock, State of Mississippi, to-wit:

Beginning at the NE corner of Lot 16, Valpine Subdivision, Phase 1, City of Bay St. Louis; thence South 70 degrees 07 minutes East 90.0 feet to a point; thence South 19 degrees 53 minutes West 114.0 feet; thence North 70 degrees 07 minutes West 90.0 feet; thence North 19 degrees 53 minutes West 114.0 feet to the point of beginning. Containing 0.24 acre, more or less, and being Parcel "D" of Lot 17 of Amended Plat of Valpine Subdivision as recorded in Book BB-68, pages 89-91 of the Deed Records of Hancock County, Mississippi.

I will only convey such title as is vested in me as Substituted Trustee.
