SUBSTITUTE TRUSTEE’S NOTICE OF SALE WHEREAS, on February 5, 2007, Roland G. Cuevas and Lethia L. Cuevas executed a deed of trust for the benefit of American General Financial Services, Inc., which deed of trust was recorded on February 7, 2007, in Book 2007, Page 7018 in the office of the Chancery Clerk of Hancock County, Mississippi; and Said Deed of Trust was last sold, assigned and transferred to OneMain Financial Services, Inc. by assignment recorded in Book 2019, Page 3308 in the office of the Chancery Clerk, Hancock County, Mississippi. WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLC as Trustee, as authorized by the terms thereof, by instrument recorded on March 11, 2019, and spread at large upon the records in the office of the aforesaid Chancery Clerk in Book 2019, Page 4801, prior to the posting and publication of this notice; and WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, OneMain Financial Services, Inc., by Nationstar Mortgage LLC d/b/a Mr. Cooper, its attorney-in-fact, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee’s fees and expenses of sale; THEREFORE, on November 3, 2021, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the front door of the Hancock County Courthouse in Bay St. Louis, Mississippi, the following described land, property and improvements lying and being situate in Hancock County, Mississippi, to-wit: Commencing at the SW corner of the SE ’ of the SE ’ of Section 28, Township 6 South, Range 15 West, thence run East 757.3 feet to a point set on the West Right-of-Way of Highway 43 as the place of beginning of the land herein conveyed; thence run Northwesterly along the West margin of Highway 43 a distance of 210 feet to a point; thence West 210 feet to a point; thence South 210 feet to a point; thence East 210 feet to the place of beginning; containing 1 acre, more or less, and being a part of the SE ’ of SE ’, Section 28, Township 6 South, Range 15 West, Hancock County, Mississippi. And A parcel of land situated in the SE ’ of the SE ’ of Section 28, Township 6 South, Range 15 West, Hancock County, Mississippi, and being more fully described as follows: Beginning at the SW corner of the SE ’ of the SE ’ of Section 28, Township 6 South, Range 18 West, Hancock County, Mississippi, said point being on the south line of Section 28, thence north 1,029.00 feet to a point, said point being the SW corner of property conveyed to Roger Dale Cuevas; thence East along south line of property conveyed to Roger Dale Cuevas 338.44 feet to a point; thence South 01 degrees 54 minutes 33 seconds East 400 feet to a point; thence East 384.56 feet to a point on the west margin of Highway 43, thence South 01 degrees 54 minutes 33 seconds East along said west margin of Highway 43 a distance of 419.57 feet to a point, said point being the NE corner of property conveyed to Roland Cuevas; thence West along the north line of property conveyed to Roland Cuevas 210.00 feet to a point said point being the NW corner of property conveyed to Roland Cuevas; thence S 01 degrees 54 minutes 33 seconds East along west property line of property conveyed to Roland Cuevas 210.00 feet to a point on the southline of Section 28, said point being the SW corner of property conveyed to Roland Cuevas; thence West along said south line of Section 28 a distance of 547.30 feet to P.O.B., containing 12.9 acres of land, more or less. Less and Except Less and Except: commencing at a found 1-1/2’ pipe at the southwest corner of the SE ’ of the SE ’ of Section 28, Township 6 South, Range 15 West, Hancock County, Mississippi; thence along the South line of said forty, North 80 degrees 38 minutes 57 seconds East (astronomic) 758.26 feet to the West right of way of Mississippi State Highway No. 43 (140 Feet Wide); thence along said right of way, North 01 degrees, 53 minutes, 42 seconds West 210.00 feet to a set ’’ rebar and the point of beginning; thence South 88 degrees 38 minutes 57 seconds west 395.09 feet to a set ’’ rebar; thence North 00 degrees 11 minutes 49 seconds East 218.07 feet to a set ’’ rebar, thence North 88 degrees 38 minutes 57 seconds East 387.13 feet to the West right of way of Mississippi State Highway No. 43; thence along said right of way, South 01 degrees 53 minutes 42 seconds East 218.00 feet to the point of beginning.
