STATE OF MISSISSIPPI COUNTY OF HANCOCK TRUSTEE’S NOTICE OF SALE WHEREAS, Robert C. Strong through Cassie Strong, attorney in fact executed and delivered a Promissory Note (“Note”) in favor of Alisa R. Graham, in the principle amount of THIRTY THOUSAND ONE HUNDRED AND 00/100 DOLLARS ($30,100.00) on the 28th day of April, 2020; and WHEREAS, in order to secure said Note, Robert C. Strong through Cassie Strong, attorney in fact, executed and delivered a Deed of Trust to Michael J. Casano, as Trustee for Alisa R. Graham, said Deed of Trust being dated April 28, 2020, and recorded on April 30, 2020 in Deed of Trust Book 2020 at Page 9718 in the Office of the Chancery Clerk of Hancock County, Mississippi; and WHEREAS, Alisa R. Graham is currently the holder of said Promissory Note and Deed of Trust; and WHEREAS, said Mortgagor has defaulted in the terms of said Deed of Trust by failing to make the payments therein as specified and failing to pay the interest thereon, and under the terms of said Deed of Trust, said indebtedness is declared due and payable; and WHEREAS, Alisa R. Graham has demanded that the same be foreclosed in the manner provided therein so as to satisfy the indebtedness thereby secured; and WHEREAS, said Deed of Trust provides that the Holder thereof may foreclose the Deed of Trust in accordance with applicable state law. NOW THEREFORE, I, Michael J. Casano of Casano Law Firm, P.A., Trustee, as aforesaid, will on the 28th day of April, 2021, offer for sale and sell during the legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the front door of the Courthouse of Hancock County, Mississippi, located at Bay St. Louis, Mississippi, at public outcry, to the highest bidder for cash, the following described property, together with the appurtenances and improvements thereunto belonging, or in any wise appertaining, lying and being situated in Hancock County, State of Mississippi, and being more particularly described as follows, to-wit: Beginning at the Northeast corner of the Northeast Quarter of the Northeast Quarter (NE 1/4 of the NE 1/4), Section 19, Township 6 South, Range 24 West, Hancock County, Mississippi, thence running South a distance of 660 feet to an iron pipe; thence run West 416 feet to an iron pipe; thence run North 660 feet to an iron pipe; thence run East 416 feet to an iron pipe and the Point of Beginning. And being the identical property acquired by Dominic F. San Fillippo, Jr. and/or Pamela J. San Fillippo by Warranty Deed dated March 21, 1980, and of record in Deed Book AA39, page 595A; by Deed dated October 15, 1980, and of record in Deed Book AA43, page 584; by Deed dated September 15, 1982, and of record in Deed Book AA62, page 855; and by dated May 25, 1983 and of record in Deed Book AA72, page 71, all of record in the office of the Chancery Clerk of Hancock County, Mississippi. Said parcel containing 6.3 acres. Municipal Address: 23080 Road 339, Kiln, Mississippi 39556 Title to said property is believed to be good, but I convey only such title as is vested in me as Trustee.
